In the growing suburb of Pleasure Point in Southwest Sydney, Casaview Homes have delivered a custom family home that seamlessly blends modern design with robust performance. With bushland directly bordering the property, achieving a BAL 29 rating was a critical component of the design. This placed significant importance on the roof system, which plays a key role in protecting the home from ember attack, managing ventilation, and ensuring long-term durability.

A roof system designed to perform

At the centre of this solution are Monier Horizon roof tiles in Sambuca. Selected for both their performance and visual impact, the tiles provide a strong, durable roofing solution capable of withstanding harsh Australian conditions and suitable for bushfire prone areas due to their non-combustibility. Their deep, rich tone creates a striking contrast against the lighter external finishes, contributing to a bold and refined street presence.

Beyond aesthetics, the Monier roofing system forms the backbone of a carefully considered, high-performing roof assembly. Working in conjunction with Bradford Thermoseal Roof Tile Plus, the system provides an additional protective layer beneath the tiles, helping to guard against weather ingress and ember penetration.

Integrated performance for compliance and comfort

To further enhance performance, Bradford Windmaster BAL roof ventilators were incorporated into the design. These ventilators allow for effective airflow within the roof cavity while preventing ember entry, ensuring that ventilation is not compromised in achieving compliance.

Thermal performance was also a key consideration. Bradford Gold R4.1 Ceiling Batts were installed throughout the home to improve insulation and support energy efficiency targets under NatHERS, maintaining comfortable indoor temperatures year-round.

A balanced exterior and lifestyle outcome

While the roof system plays a leading role, the overall design is supported by complementary materials that enhance the home’s performance and visual appeal. PGH Shoreline Elkhorn bricks were selected for the facade, adding texture and warmth while reinforcing durability and low maintenance.

Internally, the home has been designed to accommodate modern family living, featuring five bedrooms with private ensuites and generous open-plan living areas, along with a custom home salon integrated into the layout.
